Events Policy

Casa Tira Tulum is a seven-bedroom luxury villa that occasionally hosts private events, such as weddings, bachelorette parties, milestone birthdays, and other special celebrations. To ensure that all events are seamlessly executed while maintaining the integrity of the property and the comfort of our neighbors, we have established the following event guidelines:

1. General Event Guidelines

Casa Tira Tulum is primarily a private vacation rental. Events are only permitted with prior written approval from the Casa Tira Management Team (hereinafter referred to as the “Host”). Gatherings of 20 people or fewer are generally permitted without the need for event approval, provided they adhere to the house rules. For events exceeding 20 guests, the primary guest who made the booking (hereinafter referred to as the “Guest”) will need to obtain express written consent from the Host. Additional fees and conditions will apply.

2. Maximum Capacity

A. Rooftop Deck: The rooftop deck offers breathtaking views over the jungle canopy and is ideal for sunrise or sunset ceremonies or drinks. It accommodates up to 40 people (30 seated, 10 standing or 40 standing). Please note that chairs for seating must be rented if required.

B. Garden Area: The garden area features a pool, pool bar, 20-seater dining table, mirror wall, a disco-ball wood-fired pizza oven, and BBQ. This enchanting space is perfect for dinners or receptions of up to 40 guests. Additional tables, seating, cutlery, plates, and glasses can be rented for larger gatherings.

C. Indoor Seating: If additional space is required, guests may also use the indoor dining area adjacent to the garden. The indoor dining table seats 10, and the lounge area can accommodate more guests. This option increases the overall capacity beyond 40, depending on the desired event layout.

3. Noise and Curfew

To respect the tranquility of the neighborhood, a strict noise curfew of 10:00 PM applies for all outdoor activities, including music. After 10:00 PM, events may continue indoors with doors and windows closed to minimize noise disturbance. All events must end by midnight.

4. Event Fee

$1,500 USD event fee applies to all approved events exceeding 20 people. The event fee is non-refundable and must be paid prior to the event.

The Event Fee covers the following:

  • Use of the house for an event exceeding 20 people (which is outside of ordinary residential use).

  • Additional cleaning costs and increased wear and tear on the property.

5. Vendors and Planning Assistance

Casa Tira Tulum provides access to our in-house concierge who can assist with booking trusted vendors for catering, decor, entertainment, photography, and more. Please note that vendor costs are separate and are the responsibility of the guest. The concierge service itself is free of charge unless on-site event management is requested, which incurs an additional fee.

6. Property Rules and Liability

Guests are responsible for ensuring vendors and attendees comply with house rules. Any damage caused during the event will be charged to the guest’s security deposit. The villa’s facilities and amenities must be used respectfully and returned in their original condition.

7. Event Approval Process

Guests must submit an event request detailing the nature of the event, guest count, timeline, and any vendor plans. Events will be approved at the host’s sole discretion.

8. Prohibited Events

Unauthorized events or those that breach local regulations, exceed capacity, or disrupt the neighborhood will result in immediate cancellation of the booking without refund and forfeiture of the security deposit.

By adhering to this policy, we aim to ensure that all events held at Casa Tira Tulum are memorable, seamless, and respectful of the property and surrounding community.

9. Overnight Guests

A maximum of 16 people are allowed to stay overnight in the villa.

10. Insurance Requirements

The Hosts strongly recommend that the Guest obtains event liability insurance for any event exceeding 20 people. 

11. Limitation of Liability and Indemnification

By booking Casa Tira and hosting an event on the premises, the Guest acknowledges and agrees to the following terms:

A. Assumption of Liability

The Guest assumes full responsibility and liability for any and all activities, events, or gatherings occurring at Casa Tira during their stay, including those involving additional attendees who are not registered overnight guests.

B. Injuries and Damages

The Guest agrees to be solely responsible for:

  • Any injuries, harm, or accidents sustained by attendees, guests, or vendors during the event, whether occurring on the property or as a result of the event.

  • Any damage to the villa, its furnishings, facilities, or surrounding property caused directly or indirectly by event attendees, vendors, or related activities.

C. Event-Specific Risks

The Guest acknowledges that hosting events involves inherent risks, including but not limited to:

  • Slip and fall incidents near the pool, on stairs, or other areas of the villa.

  • Injury due to the use of rented equipment, decorations, or furniture brought onto the property.

  • Damages or issues arising from excessive noise, which could lead to complaints, fines, or legal actions.

D. Indemnification

The Guest agrees to indemnify, defend, and hold harmless the Hosts, the property manager, Mar Caribe Property Management MX LLC, the property owners, Casa Tira management, and its representatives, from and against any claims, liabilities, damages, losses, expenses, or costs (including reasonable attorney’s fees) arising out of or related to:

  • Injuries or damages sustained by event attendees.

  • Damage to the villa or its property caused by the event.

  • Legal or financial liabilities resulting from breaches of neighborhood or municipal rules, including noise complaints.

12. Force Majeure

The Hosts shall not be held liable for any injuries, damages, or losses resulting from events beyond their control, including but not limited to natural disasters, power outages, or other unforeseen circumstances.
